Your Opportunity at ARC’TERYX:
As the Director, Real Estate – United States, you will lead the strategic planning and execution of real estate initiatives for Arc’teryx retail stores across the United States. You will partner with key stakeholders to identify future store site opportunities, lead negotiations to secure the best retail sites, in addition to managing a portfolio of existing store locations. You will deliver to timelines and budgets, while delivering high quality, and analyzing new lease commitments to confirm accuracy and competitiveness are aligned with long-term strategic plan for North America. This will require hands-on leadership as we navigate new communities throughout United States.
This role is based in the US, and you will have deep subject matter expertise in the US commercial real estate market and be eligible to work in the United States.
Meet Your Future Team:
The North American Store Development Team collaborates with key stakeholders and strategic partners to drive regional retail growth. We identify future locations, assessing viability, developing business cases/executive summaries for proposed locations, and working with regional teams to develop a long-term market plan. You will report to the Vice President, Store Development and will partner closely with the Senior Director of Store Development, and cross functionally with Store Designers and Construction Managers to manage our real estate across the US market.
If you were the Director, Real Estate – United States, some of the core activities you would be doing:
- Developing and executing a market-driven real estate strategy aligned with brand vision and commercial objectives, ensuring real estate decisions reinforce premium brand positioning and elevated consumer experiences
- Leading the strategic planning and execution of portfolio growth across the US, delivering profitable, scalable expansion that meets or exceeds corporate financial targets
- Serving as a primary liaison to senior stakeholders within the landlord and brokerage community, resolving portfolio-wide lease issues and leading complex deal negotiations
- Partnering cross-functionally with Retail, Finance, Brand, Legal, and Construction teams to align real estate initiatives with broader business priorities
- Leveraging a deep understanding of retail trends, consumer behavior, and location strategy to inform market entry and expansion decisions
- Acting as a strategic, people-first leader, building, mentoring, and developing high-performing real estate teams
Here are some of the things you could be working on in the future:
- Evaluating new store opportunities through rigorous qualitative and quantitative analysis, including trade area, cannibalization, and financial performance metrics
- Developing and presenting compelling business cases and executive summaries to support investment decisions
- Building and maintaining strong relationships with landlords and brokers to effectively communicate brand strategy, site criteria, and growth priorities
- Leading end-to-end lease negotiations, coordinating with key internal stakeholders to deliver best-in-class terms and long-term value
- Overseeing lease obligations and lifecycle management across the existing portfolio, including renewals, renegotiations, and strategic exits
- Coaching and guiding Real Estate team members to successfully manage site pipelines, temporary leasing, and short-term initiatives
Are you our next Director, Real Estate – United States
- You have 10+ years’ experience leading retail real estate projects for cross-functional teams
- You have 10+ years’ experience managing commercial leasing
- You have strong relationship-building skills and experience working closely with cross-functional partners to operationalize key strategic initiatives
- You have well-developed critical thinking and business curiosity, analytical and creative problem-solving skills and strong ability to work with complex data to drive insights and decisions
- You have strong communication and presentation skills
- You have a strong ability to drive work to ensure deadlines are met
- You are a team player with the ability to work independently with minimum supervision, AND in a collaborative environment
- You are driven to problem solve, and are open to learning
- You are proactive in identifying the root cause of issues and developing solutions
